General Contractor in Sterling, Virginia

Sterling is really two housing markets. Sterling Park is one of the oldest suburban neighborhoods in Loudoun County, and Countryside and the Cascades are 1980s and 1990s subdivisions. The projects that come up differ sharply between them.

The housing in Sterling

Sterling Park ramblers and split-levels from the 1960s and 1970s are compact, well-built and very open to change. Removing the wall between a small kitchen and the dining room transforms them. Because of their age, we usually find aluminum wiring, undersized panels or original cast-iron waste lines, and we price that work in rather than discovering it after demolition.

Split-levels are also the houses where a bump-out addition or a rear family room extension gives the most usable space for the money, since the existing footprint tends to be small relative to the lot.

Countryside and Cascades homes from the late 1980s and 1990s are on their second round of renovations — original oak kitchens, garden-tub primary baths, and decks that need replacing rather than repairing.

Permits and approvals in Sterling

Sterling is unincorporated, so permits and inspections go through Loudoun County Building & Development. Sterling Park has no HOA architectural review in most sections, which makes exterior work simpler than in the newer subdivisions — Countryside, Cascades and Lowes Island all have active review committees.
