Custom Home Building in Loudoun County

Building on your lot — site work, foundation, framing and finishes, with one person accountable from the first excavation to the final walk-through.

A custom home is not a large remodel. It is eighteen months of sequencing where a decision made at framing decides what is possible at trim, and where the cost of getting the order wrong compounds every month. We build a small number of them at a time, on purpose.

Before anything is dug

The lot decides more about the house than the plan does. Where the drainfield can go on a septic lot, where the well has to sit relative to it, how the grade falls, where the driveway can meet the road, and what the setbacks and any HOA architectural review will actually permit — all of that gets settled before a foundation is laid out, because each one can move the house on the site.

We work through the plans with you and your architect or designer, price them honestly rather than optimistically, and tell you where the drawings and the budget disagree. That conversation is uncomfortable early and ruinous late.

Structure and the envelope

Excavation, footings, foundation, framing, roof and the weather envelope, in that order, each inspected before the next covers it. The parts that matter most are the ones you will never see again: flashing at every roof-to-wall transition, a properly detailed water-resistive barrier, and air sealing done before insulation rather than patched afterwards.

Vaulted and open-plan spaces are where framing decisions become permanent. Beam sizing, where the structure can carry a wall of glass, whether a ridge can stay exposed — those get resolved on paper with the engineer, not improvised on site.

The finish work is the part you live with

Cabinetry, stone, tile, trim, stair and railing work, built-ins and the fireplace surrounds are what the house is judged on every day afterwards. We do the carpentry ourselves and keep the same tile and stone crews across jobs, which is how the standard stays consistent between one house and the next.

You get the same one person through all of it. On most custom builds the person who sold you the house is not the person running it, and neither is reachable when something is wrong. Here they are the same person.

Good to know

New Home Construction — common questions

How long does a custom home take?

Twelve to eighteen months on site for most houses, and expect three to six months before that for design, engineering, HOA review and permitting. The permitting stage is the one owners most often underestimate, and it is largely outside anyone’s control once submitted.

Do I need to own the lot first?

It is far better if you do, or at least have one under contract with a feasibility period. We will walk a lot with you before you buy and tell you what it will cost to build on — access, grade, rock, and whether it needs well and septic all move the number substantially.

Do you work from my architect’s plans?

Yes, and we would rather come in early enough to review them before they are final. Most of the savings available on a custom home are in the drawings, not in the finishes.

How is a custom home priced?

Against a detailed scope with allowances stated for anything you have not yet chosen — cabinetry, tile, fixtures, lighting. A single number with nothing behind it is not a price, it is a placeholder, and it will move.
