A deck is the most weather-exposed thing attached to your house, and the connection between the two is where almost every deck failure starts. Built and flashed correctly, it is also the addition that gets used most.
The ledger and the flashing
Deck collapses are nearly always ledger failures — the board bolted to the house pulls away because it was nailed instead of through-bolted, or because water got behind it and rotted the rim joist. We attach ledgers with the correct through-bolts or structural screws in the pattern the code requires, and we flash them so water runs out over the deck instead of down into the framing.
Below that: footings dug to frost depth and inspected before concrete, joist hangers with the right fasteners, and hardware rated for contact with treated lumber. None of it shows in the finished deck. All of it decides how long the deck lasts.
Screened porches and roofed decks
A screened porch turns a deck from a summer-evening space into a three-season room, and a roofed deck with a stained tongue-and-groove ceiling, recessed lighting and fans gets used in a rainstorm. Both mean tying a new roof into the existing one, which puts flashing and drainage front and center.
We build the ceiling as a finished surface — stained bead-board or tongue-and-groove, wiring for fans and downlights run before it closes up, and speaker or television locations planned rather than surface-mounted afterwards. We also work in the details that make the structure feel intentional: stone-wrapped columns, skirting that hides the framing, and rails that die properly into posts.

Decks & Porches — common questions
Do decks need a permit in Loudoun County?
Effectively always for anything attached to the house or more than a low platform. Permits mean a footing inspection before concrete and a framing inspection before decking — both worth having, and both required if you want clean paperwork at resale.
Composite or wood?
Composite and PVC cost more up front and then ask almost nothing of you. A stained wood deck costs less and wants attention every year or two. In Virginia humidity most of our clients choose composite for the walking surface, and we are happy to build either.
Can you add a roof or screens to my existing deck?
Often, but not always — an existing deck was framed for the loads it has, and a roof adds more. We check the footings, posts and framing first and tell you honestly whether it will carry a roof or whether rebuilding the substructure is the better spend.
How long does a deck take?
Two to four weeks on site for an open deck, four to seven for a screened porch or roofed deck. Footing and framing inspections sit inside that window, so weather and the county schedule both play a part.
