Office, studio and retail build-outs and tenant improvements, scheduled around your opening date and your landlord.

Commercial work runs on a different clock. There is a lease, a landlord, a certificate of occupancy and an opening date, and the schedule has to hold against all four. We have built out offices, retail space and a dance studio on exactly those terms.

Working to the lease and the landlord

Tenant improvements sit between your plans, the landlord's work letter and the building's rules. Approved-contractor lists, insurance certificates, permitted work hours, freight elevator scheduling and base-building tie-ins all shape what is possible and when. We sort those out before mobilising rather than discovering them in week two.

Commercial permitting is also its own animal — stamped drawings, accessibility compliance, occupancy classification, fire separation and sprinkler or alarm modifications, then a certificate of occupancy at the end. We manage the sequence so trades are not waiting on each other.

What we build

Demountable and framed partitions, suspended and drywall ceilings, commercial flooring, reception and millwork packages, break rooms, restrooms and accessibility upgrades, plus the mechanical, electrical and plumbing coordination that goes with them.

Specialist spaces are where the detail matters most: sprung floors and mirror walls for a studio, sound separation between suites, dedicated power and cooling for a server or equipment room. We scope those with the same attention we give a wine cellar or a theater.

Can you work after hours to avoid disrupting a business?

Yes, and many landlords require it for noisy or disruptive phases. We schedule around your operating hours and the building's permitted work windows.

Do you work with our architect and the landlord's team?

Routinely. We build to your architect's drawings, meet the landlord's requirements, and manage subcontractors and inspections so you have a single point of contact rather than five.

How far out should we plan a build-out?

Start as early as you can. Commercial permitting and landlord approvals commonly take longer than the construction itself, and lead times on commercial millwork and equipment are the usual cause of a missed opening date.
