A golf simulator is a room built around a measurement. Get the ceiling height, the swing clearance and the projector throw right before framing and it plays properly for twenty years. Get them wrong and no amount of equipment fixes it, because the room itself is the constraint.
The dimensions decide everything
Ceiling height is the first thing we measure and the one that most often kills a room. A full driver swing needs real clearance above the ball, and overhead-mounted launch monitors need more again. In a Loudoun County basement that usually means checking the height from the slab to the bottom of the ducts and beams — not to the joists — and then deciding whether a soffit gets rerouted, a duct gets flattened, or the slab gets lowered.
Width and depth matter almost as much: you need room to stand well off the ball line for a comfortable swing, plus space behind the hitting area for the tee-to-screen distance your launch monitor wants. We work backwards from the equipment you are buying rather than framing a room and hoping it fits.

Enclosure, screen and the room around it
We build the enclosure and impact screen properly framed and tensioned rather than hung, with side and ceiling baffles to catch mishits, and a level, well-supported base for the hitting mat so it sits flush with the surrounding floor instead of on a lip you catch a toe on.
The finishes are working parts, not decoration. Dark matte surfaces stop projector reflections washing out the image. Lighting goes on dimmers and gets placed out of the projector path. Where the room sits under a bedroom or a living area, impact noise is the real problem — a ball strike is a low-frequency thump that travels through structure — so decoupling the ceiling and adding mass is worth doing while the framing is open.
Power, data and the things people forget
Simulators need more electrical and network than people expect: dedicated circuits for the projector, PC and monitor so a hair dryer upstairs cannot brown them out, and wired ethernet rather than wi-fi, because launch monitors and the software behind them are unforgiving of a flaky connection.
We also plan the unglamorous parts — where the PC lives and how it is ventilated, how you reach the projector to change a filter, whether the room needs its own HVAC branch because a projector and a PC put out real heat, and how the door swings so it does not open into the swing path.

How much ceiling height do I need?
More than most basements have without some work. The honest answer depends on your height, your swing and whether the launch monitor mounts overhead — so we measure the actual room and tell you what will and will not fit before you spend anything. Where the height is marginal we look at rerouting ducts or reframing a soffit to gain the inches.
Can a simulator go in a garage instead of a basement?
Often, and garages frequently have better height. The trade-offs are insulation, heating and cooling, and a slab that may need leveling. It also means giving up the parking space permanently, which is worth being sure about.
Will the rest of the house hear it?
Without treatment, yes — a ball strike is a low-frequency impact that travels through the structure rather than the air, so it carries further than you would expect. Decoupling the ceiling, adding mass and insulating the cavity make a large difference, and it is far cheaper to do while the framing is open.
Do you supply the simulator equipment?
